Chanonry Point is one of the best places to spot dolphins from the land in the UK.
Come in July or August for the best chance of spotting them but they can be seen all year round!
The best time is said to be one hour after low tide which happens twice every day!

One night stays are the most expensive option at Tigh Na Mara.
We offer discounts for longer stays and we charge more for free cancellation.

Currently continental breakfast costs £7.50 and must be booked in advance or upon arrival.
We can cater for most dietary needs but gluten is present in the kitchen and dining area and there could possibly be some contamination.
Guests should inform staff of any allergy/intolerance before ordering food.
Restaurant options are now limited due to Covid-19 social distancing restrictions so to help with that we are now offering sandwiches upon arrival.
These cost £5 per person and must be ordered and paid for in advance, prior to arrival.
They will be cling-wrapped on a plate in the fridge and may be eaten in your room or, if all guests have already checked in, they can be eaten in the dining room with sea view.
Guests should inform staff of any allergy/intolerance before ordering food.
Although these would need to be booked well in advance, we may also be able to arrange whole-house bookings, weddings , retreats or other events.
This is an area which we are hoping to develop in the future.

How many guest rooms do you have?
We are currently operating 4 guest rooms. They are all different, so please call to discuss which one best would best suit your personal needs.
How close are you to the beach?
We are right on the seafront!
Do all rooms have sea views?
No, we only have 2 rooms with full sea views and one with a beautiful side sea view of Rosemarkie Bay. Please call direct to check the full availability of the sea view rooms.
Is seeing the dolphins guaranteed?
No, unfortunately we cannot guarantee seeing the dolphins as they are wild animals.
When is the best time of year to see the dolphins?
The best time of year to see the dolphins is in July and August because they are chasing the salmon as they swim towards the rivers. This is the best time of year to see them actually jumping.
What time do the dolphins come at?
The best time to see dolphins is said to be 1 hour after low tide as they swim in with the fish but they live in the Moray Firth all year and can be seen at any time of the day.
Can I see the dolphins from the house?
We have seen them many times. Many guests have spotted them from their rooms or at the breakfast table so it is definitely possible and we do provide binoculars!
What wildlife do you have other than dolphins?
As well as the dolphins we are lucky enough to also have salmon and sea trout (which can be seen jumping) seals, sea otters and killer whales. All these have been seen from the house. There are many bird sanctuaries around where you can see Red Kites, Eagles, wading birds and more... There are also red squirrels, pine-martins, deer, woodland birds and more...
What is there to do in Rosemarkie?
There is plenty to do here!
Of course the beach is the main attraction and there is a beach cafe and an ice cream van as well as a play park and basketball/tennis court/football pitch.
There is the Groam House Museum less than a 5 minute walk away which celebrates local history and has Pictish relics.
We have many lovely walks within close reach of the house. It takes about 25 minutes to walk to The Fairy Glen Falls where you will find wild flowers, a natural gorge, a bird sanctuary, pond and 2 waterfalls.
It takes about 20-25 minutes to walk to Chanonry Point
to watch the dolphins very close up from the beach!
There are lovely walks to caves and rock pools which take around the same time, or less depending on how far you go.
A short 10 minute walk away you will find The Fortrose and Rosemarkie Golf Club which is the 15th oldest golf course in the world and is one of those famously designed by James Braid. The golf club is home to Chanterelle Restaurant which serves delicious food.
How long does it take to get to Inverness?
It only takes about 20-25 minutes to get to the beautiful city of Inverness which is tCan we order packed lunches?he capital of the Highlands and has a good variety of shops, restaurants, bars and tourist attractions as well a beautiful river with an array of bridges and the Ness Islands.
Where can we park our car?
We have 2 on-site spaces for guest cars but we can arrange more if required. There is also free parking on the road opposite.
Do you do evening meals?
No, we do not do evening meals at this current time but Crofters restaurant is 2 doors along or Chanterelle Restaurant in The Fortrose and Rosemarkie Golf Club is a ten minute walk. There is The Anderson Hotel and IV10 in Fortrose which is a 15-20 minute walk away.
Do you do packed Lunches?
Yes, packed lunches cost £7.50 per person per day which can be booked and paid for either in advance or at point of check-in .
When was the house built?
It was completed in 1901 and there has been much dispute over whether it is Victorian or Edwardian in design but it is in fact an Arts and Crafts house.
Do you have a dog?
Yes, we have a black Labrador called Beau.
Can we bring our dog?
No, sorry pets are not allowed at Tigh Na Mara.

When booking a room at Tigh Na Mara all prices are non- refundable unless otherwise stated. Rooms are booked on a room-only basis with breakfast options costing extra. Currently breakfast is limited to a self-service time slot due to the Corona-virus Pandemic restrictions. Rooms are most expensive when booked for a one-night stay, or for free cancellation within 14 days. Discounts are offered for non-refundable payment in advance and stays of longer duration.

In order to reduce the spread of Corona-virus, during the period of social distancing, we are strongly requesting that guests wear face coverings in shared areas if there are any others present.

Please note that Tigh Na Mara is not a hotel and does not have any check-in staff.
Normal check-in is between 5-6 pm but if you think you will arrive earlier, please call or text on the day to see if an earlier time may be possible.
If you arrive later than this, we cannot guarantee that we will be able to check you in until much later, as we may have made prior arrangements to go out and may be some distance away.
All rooms booked are for the use of residents only.
All additional guests MUST be signed in and agreed in advance.
Additional charges may apply for unregistered visitors.
This is particularly important during the pandemic.
For your additional security, it is likely that CCTV will be introduced at some point over the coming months to monitor the entrance and shared areas.
For ease of check-out all payments are normally taken in advance or upon arrival.
Any additional charges must be settled at check-out which is before 10:30 am.
Tigh Na Mara reserves the right to refuse a guest entry and accommodation if, on arrival, or at any point during their stay, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed, or is behaving in a threatening, abusive or otherwise unacceptable manner.
Any dissatisfaction or problems should be reported immediately so that they can be discussed and quickly rectified. Please remember that although this is a business, it is also our home. Rudeness is not acceptable and will not be tolerated. Guests will be asked to leave at their own expense if they are disrespectful.
Take away food should not be eaten in guest rooms as spillages can cause serious stains which are sometimes impossible to remove. All damages must be paid for in full and Tigh Na Mara will soon be introducing a pending charge (pre-authorisation) on credit cards which will act as a security deposit.
Your room is lockable from the inside so that no-one can enter whilst you sleep.
Currently we do not have safes in the rooms. Whilst they should be safe, valuables are left at the owners own risk.
We do not always have time to chase-up lost property but please rest assured that we do keep it for around 6 months so please contact us as soon as possible to have it returned at your own expense. Please make sure that you double-check before you leave to make sure that you do actually have everything.
For security reasons, we do not accept post or parcels addressed to guests, but post can be held for you in the post office.
Please make arrangements directly with them.

Times are hard during this pandemic and we have been restricted with the hospitality which we are actually able to offer, but as you can see from our reviews, guests are feeling safe and still having a great time!
Whilst we cannot 100% guarantee your safety, we do aim to protect you as far as we can whilst staying at Tigh Na Mara.
Tourist leaflets/books, blankets, cushions, non-slip bathmats etc. have all been removed from rooms. (Please as to obtain any of these quarantines items) .
Social distancing and Track and Trace procedures are in place.
